Architectural Review Board

Overview
One of the responsibilities of the Board of Directors is to enforce the Declaration of Covenants and Restrictions. As part of those reponsibilities, the Board had impelented an Architectural Review Board (ARB). The ARB's responsibility is to:

1) review requests for external modifications so that any modifications made are in keeping with the overall character and nature of our community, and;

2) monitor our community and remind homeowners when conditions exist that are not in keeping with the Covenants and Covenant Guidelines.

Submitting a Request
All external modifications must be submitted for review to the ARB. The ARB meets once a month (typically) and are under mandate to respond to requests within 30-days of receipt. Requests must be submitted in writing to the Association's official address below:

PAINT REQUESTS: Requests for paint must include sample paint chips, even for white and black colors. The ARB will not accept photographs or brochures in lieu of paint samples / chips.

FENCE REQUESTS: The request must be accompanied by the following:

A copy of your property plat / survey A delineation on that survey of how the fence will align to your property and connect to the home Specific reference to the fence style directly from Appendix D of the covenants

If you do not have a copy of a survey for your lot, a copy of the original survey made by Pulte when the subdivision was built can be obtained from:

Travis Pruitt & Associates, Inc. Norcross, GA 770.416.7511 (ask for the Filing Room) there will be a $25 file retrieval and printing fee

Please consult the Covenants and Covenant Guidelines for additional information regarding ARB requests. In general, though, if any work you are planning to do makes a significant, permanent modification to the exterior of your home, then a request needs to be submitted. When in doubt - submit a request.

Covenant Violations
As part of their volunteer effort on the ARB, each member monitors a small section of the community for covenant violations. Since the ARB is a volunteer work force, and we all have busy lives, the monitoring is not necessarily a frequent process. So, if you see something that appears to be a violation, please drop the ARB a note at the address listed above. One of the ARB members will be happy to check it out. If you find that you are constantly spotting violations, and would like to so more about them, then perhaps you would like to serve as an ARB volunteer. Contact any Board member for more information.

When a violation is spotted, the homeowner is sent a letter asking that the condition be corrected. If the condition is not corrected, an escalation procedure is followed, which could eventually result in legal action. The ARB and the Board of Directors never wants to escalate matters - we would much prefer it if everyone would just follow the Covenants and Covenent Guidelines and keep the necessity for monitoring to a minimum. If escalation is necessary, the entire process could take anywhere from 2 months to more than 6 months. So, if you've ever wondered to yourself "Why isn't the ARB taking care of that violation?", keep in mind that the ARB and the Board may be on top of things, but that eventual resolution may take some time.
